What is a cost base valuation?
A cost base is the total cost of a property for capital gains tax, the figure the ATO subtracts from your sale proceeds to work out the gain. A Cost Base Valuation Report establishes and substantiates that starting figure with an evidenced market value, a full set of comparable sales and a signed valuer statement, so your accountant has a defensible number to lock in and carry forward.
Rather than waiting until you sell, this report fixes the value at the moment your cost base is set, the day you started renting your home out, the date you inherited, or the date you acquired a property as a gift, and keeps it on file, ready for the disposal whenever it comes.
More than a number, a cost base that holds up.

How Valato compares.
What investors & accountants say.
We set the cost base the day we started renting the place out, years before we sold. When it came time to lodge, the number was already evidenced and my accountant didn't blink.
I needed a value for an inherited property I could actually defend. Valato gave us a documented figure the accountant was happy to rely on.
I ask clients to get the cost base locked in early. A signed report on file removes the guesswork when the disposal finally happens.
Valuers worth your trust.
Every valuer on the platform holds current registration with the Australian Property Institute (API) or the Australian Valuers Institute (AVI). We verify each registration before onboarding, and it must stay current to remain active.
